Your furnace isn't the problem — your house is leaking the heat it produces
Most heating bills are high not because the heating system is inefficient, but because the home itself can't hold the heat it generates. Warm air is constantly escaping through gaps around windows, doors, electrical outlets, recessed lights, attic hatches, and the countless small penetrations that accumulate in any home over time. Cold outside air rushes in to replace it, and your furnace or boiler runs more hours — and burns more fuel — to maintain your target temperature. You're essentially paying to heat the outdoors.

A home that loses $400 of heat this year through a drafty attic and leaky rim joists will lose more next year as those gaps expand and insulation settles further. The cumulative cost of doing nothing is typically far higher than the cost of targeted fixes.

Cold floors, cold walls, and rooms that never quite warm up are symptoms of the same underlying problem. Fixing the efficiency problem fixes the comfort problem at the same time.

I was convinced we needed a new furnace because our gas bill was insane — like $340 in January. Had an energy auditor come out and she found the attic hatch was basically uninsulated and there were huge gaps around every recessed light in the ceiling. We spent about $180 on materials and fixed it ourselves over a weekend. February bill was $210. Same temperature in the house.

We tried a programmable thermostat two winters ago and honestly didn't notice much savings. Then I read that the setback only really works if you're consistent and the setback is large enough — we were only dropping it 3 degrees. Switched to 8 degrees at night and when nobody's home, and our bill dropped about $60 a month compared to last year. It sounds obvious but we just hadn't been doing it right before.

Replaced a 22-year-old oil boiler with a high-efficiency propane condensing unit. The numbers looked great on paper — 85% to 96% efficiency — but the payback period at current fuel prices is probably 12–14 years. In hindsight I wish I'd done the air sealing and insulation first to reduce the load, and then sized the new equipment accordingly. The contractor sized it based on the old leaky house and it's slightly oversized now.
