These approaches feel logical but consistently lead homeowners to the wrong conclusion — or to spending money in the wrong place.

  • Replacing windows before checking insulation — Windows are the most visible part of the thermal envelope, so they get blamed first — but even single-pane windows account for only 10–25% of a home's heat loss; attic insulation gaps are almost always a bigger and cheaper problem to solve, and new windows rarely pay back their cost in energy savings alone.
  • Assuming insulation is fine because the house is newer — Building codes set minimums, not optimums, and code minimums in many jurisdictions lag behind what the DOE actually recommends; a 2010-built home in a cold climate may have passed inspection with R-19 in the attic when R-49 is optimal.

    Used my utility's free benchmarking tool first — we were using about 35% more energy than comparable homes on the same street. Called a BPI auditor who found the attic was only R-11 (builder minimum, 1987 construction) and the rim joists in the basement were completely uninsulated. Did the attic myself with blown fiberglass and hired someone to spray-foam the rim joists.     I measured the attic — had about R-30 already which is within the Zone 4 recommendation — so I thought I was fine. But one bedroom was still freezing in winter. Turns out the insulation had shifted away from the eave on that side, leaving a big gap I couldn't see from the hatch. An auditor spotted it on thermal imaging in about two minutes. Fixed it myself with some extra batts, which solved the cold room. The lesson for me: measuring depth in the middle of the attic doesn't tell you the whole story near the edges.
