I had a puddle that formed every single rain season right at the corner of my garage foundation. A landscaper friend told me to look at my grading before spending any money on waterproofing. I bought four bags of topsoil, raked them in along the wall to rebuild the slope, and redirected the downspout about five feet out with a flex extension. That was eight months ago — no pooling since, including through a very wet November. Wish I'd done it three years earlier.

Our lot slopes slightly toward the house — there wasn't much we could do about the grading without major earthwork. We ended up having a French drain installed along the back wall where the water was worst. The contractor ran perforated pipe in a gravel trench with a pop-up emitter out to the street. Cost about $2,200 for roughly 30 linear feet. It's handled two full Portland winters without any pooling. Worth every cent given what a wet basement repair would have cost.

I did the downspout extension and regraded the worst area myself — it definitely reduced the pooling by probably 70%. There's still a low spot on the far side of the house that collects water after heavy rain, which I think needs a channel drain. I haven't gotten to that yet. The DIY fixes were easy and cheap, so I'm glad I started there instead of calling someone right away and spending a lot more. Just know it might take more than one round to solve it completely.
