Did the screwdriver test on every post after reading this and found that two of the four posts had soft wood at the base where they sat in the concrete footing. The deck looked completely fine from above — boards were solid, railings felt okay. Called a contractor who confirmed the posts needed replacing. We spent about $1,800 and I'm really glad I didn't just power-wash it and move on like I was planning to.

I went through the full inspection on a deck that came with a house we bought last fall. Everything passed — ledger was tight, posts were solid, railings didn't move. The peace of mind alone was worth 20 minutes. I did find one joist end that had some surface softness but the contractor I called said it was cosmetic weathering, not structural rot. We're having the deck refinished in May and it's perfectly safe to use as-is.

I tried the railing test and found obvious wobble in one section, so I braced it myself with some blocking I had in the garage — seemed solid after that. What I didn't check was the ledger, and when I eventually had a contractor come out for something else, he flagged that the ledger flashing had failed and water had been getting behind it for years. The ledger itself was fine but it was a near-miss. I'd say: don't skip the ledger check even if everything else looks good, because it's the one you can't see easily and it's the one that actually drops decks.
